Renting out a property in Spain can be highly profitable — but it can also be time-consuming, complex and, at times, stressful. Guests need to be welcomed, keys handed over, cleaning and laundry coordinated, small issues handled, tax declarations filed, licences obtained and regulations followed as they change.

We work with both short-term rentals (holiday rentals) and long-term rentals, tailoring the setup to your property, your location and your personal risk profile. Some owners prioritise maximum returns through holiday rentals, while others prefer stability with a long-term tenant. Our role is to help you choose the right path — and then take care of all the practical details.


Step 1 – Advisory and strategy

We always begin with a conversation in which we review your situation, your property and your objectives. How often do you want to use the property yourself? Is your priority maximum return, or security with minimal disruption? What characterises the area — is it primarily a holiday destination or a residential market?

Based on this, we develop a clear strategy: whether the property is best suited for short-term rental, long-term rental, or a combination throughout the year. You receive a realistic assessment of expected income, applicable regulations and the level of service we recommend.


Step 2 – Legal matters, licences and documentation

The next step is to ensure that all formal requirements are in place. In Spain, correct documentation is essential for rental operations to be legal and smooth — for both short-term and long-term rentals.

We assist you in gathering and reviewing all required documents (title deed, NIE, electricity and water contracts, community information, energy certificate, etc.) and identify anything that may be missing.

If the property is to be rented as a holiday home, we also review tourist licence requirements, safety regulations and guest registration obligations. The objective is simple: once the rental process begins, everything must be correct — so you avoid unpleasant surprises later.


Step 3 – Preparing the property for guests

A well-prepared, practical and properly equipped property results in fewer issues and better reviews. We help you review the property room by room: sleeping arrangements, storage, kitchen equipment, textiles, lighting, Wi-Fi, locks and key routines.

If needed, we assist with purchases, light styling, minor improvements and the creation of a simple inventory list that facilitates both cleaning and ongoing management. The goal is for guests to feel that everything “just works” — and for you to feel confident that your property is in good hands.


Step 4 – Professional presentation

Once the property is ready, we ensure it is presented at the highest level. We use professional photography, often complemented by short video and, where appropriate, drone footage. This material forms the foundation for all marketing — across major platforms, our own channels and our professional network. A strong presentation is a one-time investment that continues to deliver value every time the property is rented.


Step 5 – Publication, pricing and booking flow

When the material is complete, the property is published on the platforms that best suit your strategy. For short-term rentals, this may include Airbnb, Booking.com and other international channels, combined with our local presence. For long-term rentals, we focus more on quality-driven channels, direct contacts and structured enquiries.

Pricing is dynamic. We continuously monitor seasonality, demand, competing listings, events and occupancy, adjusting prices accordingly. You do not need to guess — we work with data and experience to keep your property competitive year-round.


Step 6 – Guest and tenant management

This is where the difference between self-managing and professional management becomes clear.

For short-term rentals, we handle all communication: enquiries, pre-arrival information, check-in and check-out, on-stay issues, coordination of cleaning and laundry, and post-stay follow-up. Guests receive prompt, clear service — and you avoid late-night messages or calls from different time zones.

For long-term rentals, tenant selection is critical. We conduct background checks, verify income and references, and ensure that contracts are legally correct and aligned with current legislation. The objective is not just to find a tenant — but the right tenant.


Step 7 – Financial management, reporting and ongoing care

All rental payments are tracked, and you receive clear reporting showing income received, expenses paid (such as cleaning, services and minor maintenance) and net payouts to you. For short-term rentals, settlements are typically made monthly; for long-term rentals, payments are monitored month by month.

We can also assist with basic maintenance, coordination of contractors, insurance matters and key management when you or your family use the property. Our goal is for you to have a single point of contact — whether the matter concerns guests, finances or a malfunctioning air-conditioning unit.


Fees and pricing model

Auriga operates with a clear and transparent pricing model, so you always know what applies before we begin.

For short-term rentals (holiday rentals), we charge a percentage-based management fee on rental income. This covers all ongoing management — guest communication, bookings, cleaning coordination, key routines, basic financial administration and reporting. The exact percentage depends on service level and scope, but always falls within an agreed range established before signing the contract.

For long-term rentals, we typically apply:

  • a placement fee when a tenant is sourced and installed, and

  • a monthly management fee when we handle ongoing administration.

For Property Care without rental — such as key holding, regular inspections, mail handling and coordination of contractors — a fixed monthly fee applies, based on property size and service level.

All fees are clearly set out in a written agreement so you know in advance exactly how income and costs are structured.
