Selling a property in Spain

Selling a property in Spain is more than a financial transaction. STEP 1 – Preparation & Documentation

A successful sale begins with a solid foundation. Before presenting the property to the market, we collect and verify all legal, technical and financial information related to the property. This creates full transparency and ensures a smooth process when buyers, banks and lawyers begin their due diligence.

For the sale to be completed correctly, the following documentation is required:

  • Escritura (Title Deed)

  • Latest water and electricity bills

  • Basura (waste collection) receipt

  • IBI – annual property tax

  • Latest community fee receipt

  • Energy Certificate (CEE)

  • NIE number and identification documents for all owners

We review the condition of the property, any renovations carried out, operating costs and technical aspects. All of this forms the basis for valuation and provides security ahead of marketing. The goal is for the sale to proceed without surprises, delays or uncertainty.


STEP 2 – Positioning & Marketing Material

Once the foundation is in place, we begin creating the visual and communicative presentation of the property. Auriga places strong emphasis on quality and emotion at this stage. STEP 3 – Exposure & Digital Visibility

We work with a combination of national and international portals such as Idealista, Inmobalia, Resales Online and JamesEdition, together with a carefully curated presence on social media.

STEP 4 – Viewings & Buyer Relationships

The Spanish sales process typically follows this structure

  • Reservation agreement and payment → the property is temporarily removed from the market

  • Buyer’s lawyer conducts due diligence (approximately 10–20 days)

  • Private Purchase Contract signed and 10% paid to the seller’s lawyer (minus reservation amount)

  • Final completion before a notary, remaining 90% paid and keys handed over
