How to Obtain an NIE

A clear and structured path to your legal identity in Spain

To purchase property in Spain, a NIE number (Número de Identificación de Extranjero) is required. This is a personal identification number for non-Spanish nationals and functions as your legal identity in Spain. The NIE is required for property purchases, taxation, banking, utility contracts (electricity and water), insurance, and any future sale of the property. In short, no step of the purchase process can be completed without a valid NIE.

Three ways to obtain a NIE

1. Through a lawyer with power of attorney
The most common and efficient option.
Your lawyer applies for the NIE, submits the documentation and collects the number on your behalf.
You do not need to be physically present in Spain.
Estimated timeframe: 1–2 weeks.

2. Personal application in Spain
You may apply in person at an Extranjería office (police immigration office) in Spain.
This requires an appointment, passport and completed application forms.
Suitable if you are already in Spain.

3. Through a Spanish embassy in your home country
An alternative if you are unable to travel prior to purchase.
Processing times vary between countries.


Documents typically required

  • Passport (original and copy)

  • Completed NIE application form

  • Power of attorney (if handled by a lawyer)

  • Documentation proving the purpose (e.g. property purchase)

The NIE number is issued for life and is required for all future transactions, not only the initial purchase. Once issued, it is used throughout all legal aspects of property ownership in Spain.
